Our Services Explained
We offer two basic packages – a Let Only Service, Full Managed. Please see below an outline of what each service covers which should be read in conjunction with our Terms of Business. If you have any questions please do not hesitate to contact us.
Let Only
Carry out a free rental assessment
Actively market your property and keep you informed of the progress
Accompany viewings with prospective tenants
Negotiate the terms of the let between you and your prospective tenant
Collect relevant monies to secure the property
Negotiate a new tenancy and carry out a rent assessment at the end of each fixed term
Fully Managed (inc. all above services)
When the property is vacant we will check the property once a week and send you a full report if necessary
We will arrange for all bills to be paid on a monthly basis before the tenant moves in and once they have we will check them regularly to make sure they are being paid
Collection of rental payments and payments into your bank account when requested
Chase late rental payments for you
Keep you advised accordingly of the account status
Draw up a contract at beginning of rental and renewal Serve relevant notices when tenants break a clause in the contract
Complete a full check-in of the property with the tenants on the move in day and send you a full report stating the issues (if necessary)
Inform you of any maintenance works that need doing to the property and the cost, once obtaining authorisation, instruct contractors to go to the property
Carry out regular property visits and provide you with a full report including photographs and any issues (if necessary)
Pay your site maintenance fees for you and any other communal charges if necessary
Complete a full check-out of the property the day the tenant vacates, arranging end of tenancy works and negotiating any deposit deductions (if necessary)
